The Boro, a large mixed-use development near Greensboro Metro station in Tysons that opened in 2019, could soon be even larger after the developers submitted a final development plan recently for two new residential buildings.

The development’s next phase, proposed by developers Meridian Group and Akridge, would expand The Boro northwest across Westpark Drive with two residential buildings. As many as 560 new homes could be built on the five-acre property, as well as retail space and a central park.

“The planning vision for the Property is to develop an extension of The Boro development and to emphasize pedestrian and community connectivity, activated streetscapes, and vibrant parks,” the application says.

The project would expand The Boro’s new grid street, Boro Place, across Westpark Drive through the center of the new development. The latest application includes two buildings: “Building I,” a seven story, 130-unit condominium building; and “Building K,” a 430-unit apartment building in two parts, connected over Boro Place by a five story glass bridge. 93 Workforce Dwelling Units would be built to comply with Fairfax County requirements.

Development plans for “Building J,” a senior living facility and the third building on the property, were filed in September.

At no more than 90 feet tall each, the new proposed buildings are much shorter than the first Boro development phase, which includes a 32-story apartment building reaching about 340 feet. This tracks with the Tysons Comprehensive Plan, which calls for increasing development intensity the closer you get to a Metro station — the Boro’s second phase is about a half-mile from the Greensboro Metro, slightly farther than its first phase.

The plans also include park space between Building K and Buildings I and J. According to the development plan, this park space would include retail frontage wrapping around from the central Boro Place, and could feature outdoor dining.

Also in the works in the Greensboro Metro area is a reading-themed interim pop-up park, which is eventually slated to make way for two residential buildings and a hotel.
