The region’s median housing sales price exceeded $600,000 for first time in May
The average monthly median housing sales price in the region was $605,000 last month —the first time the price exceeded $600,000 in the month of May. The available housing stock, however, was the lowest it’s been in May in recent history. (Urban Turf)
Polling shows Montgomery County democrats support diversifying housing options
A recent poll of Montgomery County registered Democrats found that 55% supported Thrive Montgomery 2050 compared to 21% who opposed it. The plan would make way for some single-family neighborhoods to construct various types of housing including duplexes and triplexes. However, it wouldn’t change zoning or other detailed land use. Raze permits filed for AU Park development may signal movement on mixed-use project
Raze permits were filed for the site of a former grocery store in American University Park that would deliver 214 residential units, a 13,000 square-foot grocer, and five townhouses. Community groups filed a dispute against the project’s approval in June 2020, and it is unclear whether the project has received final approval. (Urban Turf)

Planned multi-family development at Herndon Metro Station to expand retail offerings
To create a more inviting and activating entrance from the Metro station, Lerner Enterprises is increasing the minimum square footage of restaurant and retail space from 5,000 to 7,500 square feet for the project, called Parkview, and ensuring that most of the retail options are ground-floor spaces along the promenade. Montgomery County council to consider paid parental leave for county employees
